Description
We are supporting a confidential Dubai based investment platform in hiring an Investment Manager focused on GCC direct real estate investments. The role is suited to a real estate investment professional who can evaluate, underwrite, and support the execution of direct real estate opportunities across the UAE, Saudi Arabia, and wider GCC, including income-producing, value-add, development, mixed-use, hospitality, logistics, residential, commercial, or other asset-backed real estate investments. The successful candidate should be able to assess opportunities at asset level, build or review financial models, test rent roll, NOI, occupancy, capex, debt, exit yield, IRR and equity multiple assumptions, prepare investment recommendations, support due diligence and transaction execution, and remain close to the asset after acquisition through business plan monitoring, performance review, hold/sell analysis, refinancing, repositioning, or exit preparation. Candidates with direct principal-side acquisition, disposal, asset management, or real estate investment experience will be most relevant, although strong candidates from real estate investment advisory, valuation, banking, development, or transaction support backgrounds may also be considered where they can demonstrate meaningful exposure to live real estate deals and asset-level investment decision-making.
Requirements
1. 8+ years of experience in real estate investment, real estate private equity, principal-side real estate, development investment, asset management, valuation, banking, or transaction advisory
2. Direct exposure to GCC real estate markets, preferably UAE, Saudi Arabia, or wider regional transactions
3. Strong asset-level underwriting capability across rent roll, NOI, occupancy, capex, debt, exit yield, IRR, equity multiple, downside case, and sensitivities
4. Experience evaluating, financing, acquiring, disposing, or monitoring direct real estate assets
5. Ability to prepare investment recommendations, IC papers, board materials, transaction summaries, and hold/sell analysis
6. Understanding of real estate valuation, feasibility, financial modelling, market comparables, and risk-adjusted return analysis
7. Strong commercial judgement, attention to detail, and ability to assess both investment upside and downside risk
8. Bachelor’s degree in finance, real estate, economics, engineering, business, or a related discipline
Desirable
1. Principal-side real estate investment experience with a developer, family office, investment platform, REPE fund, or institutional investor
2. Direct involvement in closed real estate acquisitions, disposals, refinancing, or post-acquisition asset management
3. Experience across income-producing, value-add, development, mixed-use, hospitality, logistics, residential, commercial, or alternative real estate assets
4. Ability to source or help source opportunities through brokers, advisors, developers, banks, operators, family offices, or personal market relationships
5. Experience monitoring asset performance after acquisition, including leasing, capex, refinancing, repositioning, hold/sell analysis, or exit preparation
6. Strong GCC real estate network and understanding of pricing, yields, leasing trends, financing conditions, and market dynamics
7. Exposure to US, UK, European, or other international real estate markets in addition to GCC experience
8. CFA, CAIA, MRICS, RICS, MBA, or relevant real estate finance qualification preferred but not mandatory
